About our Strata Rodent Management Service
Rats and mice are not only unhygienic and carry disease but can also cause great damage to a property. Our rodent service includes a complete inspection of the property to locate any evidence of rodent activity. Once our technician has assessed the level of rodent pressure at the property and what areas can possibly be proofed, they will make a recommendation on what is required to eradicate the problem.
A rodent management system is recommended for all multiple residency strata managed properties to ensure rodent activity is eliminated quickly.
Additional Information
We will require full access to inspect all areas of the property and building, including roof voids and subfloors, where applicable, where rodents are reported to be present.
Once the required areas are inspected and the rodent pressure assessed, we will then either provide a rodent management plan to the strata with a costing or if a work order is received, will install rodent bait securely in roof voids or tamperproof lockable rodent stations in key locations around the property.
If rodents have entered the building, rodent baits will usually be placed safely and securely inside the building where pets and children cannot access them.
As a first line of defence, tamperproof lockable rodent stations with rodent bait will be installed around the perimeter of the building. Our inspector will determine the correct number of stations and bait required to manage any potential rodent problems.
Wet weather will not affect the inspection or placement of rodent baits or rodent stations at the property as we have rain coats! If the rain is torrential though, the external part of the service will need to be rescheduled to a later date when the weather is better and we will advise the property management company and residents involved.
This service only treats rodents such as mice and rats. No other pests are included in this service.
On completion of the work, the invoice and treatment reports will be emailed to the nominated property manager and accounts departments for payment. Payment terms are agreed on prior to the service. Usually a 30 day account is suitable.
It is difficult to offer a warranty on rodents as they are usually nocturnal and our inspectors are making an informed decision based on the level of rodent activity based on the evidence sighted during the inspection, such as droppings, rub marks, chewed and nesting materials found. Also the environment around the affected property can not always be controlled.
Rodent baits will be consumed and rodent stations will need to have additional bait installed to provide on-going rodent management. We recommend inspections of the rodent stations every 3 months to ensure a current rodent management program is always in place. Our office can arrange this regular servicing for you once a work order is provided.
